These Terms of Service ("Terms") govern your use of the CoStar AI Agent Chrome extension and related services ("Service") operated by CoStar AI Agent ("we", "us", "our"). By installing the extension or subscribing to the Service, you agree to be bound by these Terms.
CoStar AI Agent is a Chrome browser extension that uses artificial intelligence to analyze commercial real estate listing data on CoStar. The Service extracts visible page data, processes it through AI, and returns structured analysis to help you work more efficiently. The Service also offers optional export to Google Sheets.
You must be at least 18 years old and have a valid CoStar account to use this Service. By using the Service, you represent that you have the legal authority to enter into these Terms and that your use of CoStar data complies with CoStar's own terms of service.
Access to the Service requires a paid subscription at the current rate displayed on our website (currently $24.99/month after a 7-day free trial). Your subscription will automatically renew each billing cycle unless you cancel. You may cancel at any time through your Stripe billing portal, and your access will continue through the end of the current billing period.
You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account.
You agree to use the Service only for lawful purposes and in accordance with these Terms. You agree not to:
The Service, including its code, design, AI models, and documentation, is owned by us and protected by intellectual property laws. Your subscription grants you a limited, non-exclusive, non-transferable license to use the Service for your internal business purposes during your subscription period.
You retain ownership of any data you input and the AI-generated outputs you receive. We do not claim ownership over your analysis results.
The Service uses artificial intelligence to analyze commercial real estate data. AI-generated outputs are provided for informational purposes only and should not be treated as professional appraisals, legal advice, or guaranteed-accurate data. You should independently verify all AI-generated analysis before making business decisions. We are not liable for errors, omissions, or inaccuracies in AI-generated output.
The Service integrates with third-party platforms including CoStar, Google Sheets, Stripe, and Anthropic. Your use of these platforms is governed by their respective terms of service. We are not responsible for the availability, accuracy, or policies of any third-party service.
Your privacy is important to us. Our collection and use of personal data is described in our Privacy Policy, which is incorporated into these Terms by reference.
We strive to maintain high availability but do not guarantee uninterrupted or error-free operation. The Service may be temporarily unavailable for maintenance, updates, or circumstances beyond our control. We may also modify, suspend, or discontinue any part of the Service at any time with reasonable notice.
To the maximum extent permitted by law, we shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service. Our total liability for any claims arising under these Terms shall not exceed the amount you paid us in the 12 months preceding the claim.
The Service is provided "as is" and "as available" without warranties of any kind, either express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
You agree to indemnify and hold us harmless from any claims, damages, losses, or expenses (including reasonable attorney fees) arising from your use of the Service, your violation of these Terms, or your violation of any third-party rights.
We reserve the right to suspend or terminate your access to the Service at any time if you violate these Terms or engage in conduct that we determine is harmful to the Service, other users, or third parties. Upon termination, your right to use the Service ceases immediately. Sections 5, 6, 10, 11, and 14 survive termination.
We may update these Terms from time to time. We will notify users of material changes via email or through the extension. Your continued use of the Service after changes take effect constitutes acceptance of the revised Terms. If you do not agree with the updated Terms, you must stop using the Service and cancel your subscription.
These Terms are governed by and construed in accordance with the laws of the State of California, without regard to conflict of law principles. Any disputes arising under these Terms shall be resolved in the courts located in San Francisco County, California.
